5 Things Every Naperville and Plainfield Home Buyer Should Know Before Making an Offer

After nearly 30 years helping buyers across this area, here are the five things I wish every buyer knew before they made their first offer.
1. Pre-Approval Is Not Optional
In the Naperville and Plainfield market, homes that are priced well and presented well move quickly. Sellers are not going to pause and wait for you to get your financing in order after the fact.
A pre-approval letter is not just a formality. It tells the seller you are a serious, qualified buyer and it tells you exactly what you can afford before you fall in love with something out of reach. Get this done before you start touring homes.
2. The List Price Is a Starting Point, Not the Finish Line
Pricing strategy in this market is nuanced. Some homes are priced to sell quickly and will receive multiple offers. Others have room to negotiate. Knowing the difference requires someone with real local market knowledge, not just a Zestimate.

3. School District Boundaries Matter More Than You Think
